Bangalore City in the recent past has become the destination for a
large number of people both Indian residents and NRls for investment in real estate. Innumerable I.T.and B.T. establishments have come up in Bangalore providing employment to a large number of technical and non-technical personnel. Bangalore is now known as the main 1.T. hub of India. With the technological development and the influx of large number of people to Bangalore, the pressure on the real estate sector has gone up very steeply, needing housing and commercial space to a great extent.
The Government machinery through creating special economic zones are trying to develop the available infrastructure to utilize them to the best advantage, still it has become an impossible task for the Government to meet the housing needs of the people and thereby has provided an opportunity to the private property developers and real estate agents to enter this sector. The regulatory body can be empowered to regulate real estate prices and control the rise in prices and the growth of the industry in a realistic way.
The regulatory authority should consist of experienced eminent personalities from the real estate industry, officers of Government departments, civil engineers, architects, town planners, financial institutions etc. to function under the control of the respective State or Central government. The regulatory body should not interfere in the day to day functioning of the real estate market but should only oversee the proper functioning of the market and to safe-guard the interests of both property developers and buyers. A private, public partnership in implementation will ensure fairness of judgment. The regulatory body may act as a guide to oversee the overall development of the real estate market in the country. This body can solicit the help of
experienced professionals and professional associations like Indian Institute of Architecture and practicing architects association to frame the guide lines. Only a well-formed regulatory body can ensure the protection of the interests of all concerned in the real estate industry and for the healthy development of the society.
