A banker lends money generally for productive endeavors. He expects the loan to be repaid out of surpluses generated from such endeavors. However, if the loan is not repaid, he would like to fall back on the property, which is mortgaged to him. Hence he is interested in valuation of the property mortgaged. Secondly, a banker wants certain properties insured. Then both the banker and insurer would like to know the value of property to be insured. Thirdly, at the time a banker initiates legal proceedings, for whatever be the purpose, he has to pay stamp duty on the value of " subject matter" i.e., property, plant and machinery etc. For this purpose, valuation of "subject matter" has to be undertaken. Fourthly, bankers sometimes instead of litigating the matter for longer duration prefer to settle the matter out of court by way of compromise proposal. At the time of considering these compromises, updating of the valuation of property mortgaged assumes importance.

Further, a borrower sometimes approaches his bankers with an offer to substitute one type of collateral security with another. To consider or to reject such a substitution, valuation of properties in question is undertaken. Whenever the loan components are small and collateral securities have been offered, the bank branches do valuation of properties on their own. But, generally the bankers depend on the services of professional valuers for assessment of valuation of property, plant and machinery, etc.

VALUATION METHODS:

There are several methods through which valuation of property can be done. Some of the popular methods adopted are:

a) Comparative Method: This is resorted to when properties of similar type (i.e., comparable to the type to be valued) whether they be vacant sites, flats in multi storied building etc., are available and comparable sales data are provided.

b) Summation of cost method : When the property to be valued can be of different constituents, value of each constituent is arrived at and total value of the property is arrived at e.g., land and building can be valued separately, the value of land will appreciate and that of building may depreciate in course of time. 

c) Income Generation Method: The basic principle here is the return on the capital that the investor expects. Here, the property is freehold property which entitles him to an income in perpetuity over a period of infinite years. But for the limited purpose of valuation, it is taken as 100 years. Accordingly, the value is arrived at by dividing 100 by the rate of interest expected from the investment.

a) Population : The density of population of the area, its age group, affluence etc., influence property values.
