There is a need to regularize the Real Estate Industry in Bangalore.

Bangalore city being the destination for investors from within and outside the country is getting crowded day by day. City can now boast of number of IT industries, and multinational companies. Though huge buildings are coming up in the city for meeting the demand for commercial spaces the infrastructure like roads, street lights, public transport are not being adequately provided by the concerned authorities. Inadequate infrastructure and the shortage of manpower to regularize the traffic, maintain law and order, seems to be the cause for traffic jams, uncontrolled public agitations, protest meets etc.  The increasing population due to large-scale migration from the rural side as well as from other states, the demand for residential accommodation has overtaken supply.  The gap between demand supply position and the requirements of land for various projects like International airport, provision of expressways, widening of city roads etc, prices in and around Bangalore have shot up beyond imagination.

The real estate market which had collapsed a few years back, forcing some of the one time developers to close down their establishments in Bangalore, has again taken up sword swing and to some extent has reached a stage of saturation in a matter of just five years. There is a shortage of houses for dwelling and the building owners are taking undue advantage of the situation and expecting for higher rents than what they normally deserve.  The situation how it would be a few years ahead is only to be guessed.  Normal middle class man may not be in a position to get a small house for dwelling in the city.

Real estate industry in Bangalore is not scientifically organized.  Anybody can just start real estate agency and become a middleman for sellers and buyers of lands / buildings.  The dealings are naturally with a motive of making quick money.  The rates are hiked without any basis. There is no control or supervision of any authorities to oversee the market activities.  In the absence of any control or supervision the market behaves badly and the sufferer is a genuine buyer.

It is generally accepted that the upward trend in the real estate market has reached a saturation point.  Its continued upward trend may be dangerous, as its collapse in the near future would adversely affect the people in the trade and the public at large.  Most of them feel that it would appear necessary to have some authority to supervise the real estate market in the interest of the common man – buyer.  According to them such authority should not interfere in the day-to-day affairs but should only oversee the implementation of the laws, rules and bylaws, now existing.

It seems necessary that some independent authority consisting of experienced professionals, experts in the field and officers of Government departments concerned, is formed for regulating the property market in Bangalore without their interference in the day to day functioning.  Some thought has to be given for this at the earliest and before much damage is caused.  General public may need such an authority, as they will be investing their hard earned money in purchasing properties, land, buildings and flats in well-developed apartments.  Some immediate damage control measures are called for.
