Price appreciation in the housing segment slowed significantly during 2012 in the top seven Cities of the Country with average capital value rising by only 1-3 percent, Property Consultant Jones Lang LaSalle (JLL) India.

In its review of the realty sector during the current calendar year, JLL India Chairman and Country head Anuj Puri, according to him, 2012 was a sluggish year in terms of economic growth, largely because of high interest rates and poor industrial production. Inflation remained high, impacting sentiments and Investor interest across business-including real estate.

According to JLL a total of 1, 60, 662 residential units were launched in 2012 in the seven top Cities of the Country compared with 1, 54,701 units for the corresponding period of 2011.

From the pricing perspective, the average residential capital values in 2012 appreciated in the range of 1-3 percent year-on-year basis.

Among the top seven Cities, the capital value growth in Pune and NCR Delhi was the highest, while Hyderabad and Bangalore saw a lower rate of capital value growth.

Banks now cannot deny home loans on fixed rates

For many years Banks, who were reluctant to give home loans on fixed rate will now to have to promote the scheme?

According to one of the Regulating Committee of RBI suggesting many ideas said by taking penalty on the balance amount the Customer who has taken loans on floating rates can now switch on to fixed rates. Committee has also instructed Banks to collect funds for providing home loans on fixed rates for longer time. They should foster more to scheme which are more than 5 years. Also Banks which are finding difficult to put forth the new rule on loans which are for 20 or 30 years can mobilise on loans taken for 7 to 10 years. To lower the EMI burden it has also asked Banks to divide to whole funds of home loans into two half. According to the research report, it came out to be fact that as soon as interest rates on home loans increased Banks stopped the fixed rate facility where it was almost 35% home loans were given on fixed rate it has reduced to 24% at present. There is 5.5% difference of rates in fixed rate cannot be denied. If the Bank want to charge some penalty, they are liable to do it but only on the remaining amounts. National Housing Bank will be encouraging such Banks.
