Builders seek green ratings from international and national agencies

After years of haphazard development that has turned much of the Mumbai city into an eyesore for greens, developers are now looking at getting an environmentally friendly tag for their projects. An increasing number of developers are seeking green ratings from international and national agencies including from the Indian Bureau of Energy Efficiency (BEE) and the US-based Leadership in Energy & Environmental Design (LEED).

Green parameters are becoming a feature of sprawling residential and commercial projects coming up in Mumbai and the suburbs. Be it water recycling plants, rainwater harvesting, eco-friendly sunlit architecture, indigenous trees or solar lighting, developers are designing even residential buildings that promise to control the carbon footprint and lessen the adverse impact of greenhouse gas emissions.

According to Shri Vicky Oberoi of the Oberoi Group if developers plan projects in advance, costs don't have to rise. Most of their new projects have green norms and some even have BEE ratings. The perception that eco-friendly projects are costlier is a myth. According to him customers are still unaware about eco-friendly norms, so developers cannot sell flats based on this feature. Oberoi said that they are seeking LEED certification for two upcoming residential projects in Goregaon, Exquisite and Commerz.

The under-construction 320- metre Palais Royale, slated to be one of the tallest residential buildings in India, got pre-certification for the prestigious platinum rating from LEED in September 2009. This means the World building will aspire to have high-quality energy savings, water efficiency, C02 emission reduction and other features.

According to Shri Niranjan Hiranandani of Hiranandani Constructions Pvt. Ltd. in most of their residential projects they have initiated green norms and that they have planted four lakh trees and water is recycled in their projects.

Abhishek Lodha, of the Lodha Group, said they have included green norms in residential projects in areas like Dombivili. Our entire complex in Dombivili is lit with solar power. We even have a battery back-up to store the so lar energy and even during the rains we use this facility, he said, adding that 25 Lodha projects now have green norms.
